1. WHAT
DO YOU INSPECT?
The
inspection is governed by the ASHI Standards of Practice, as a
minimum. This includes systems such as Structural, Roofing,
Electrical, Plumbing, Air conditioning / Heating,
Interior
Issues, Exterior Issues
and looks for unsafe,
disfunctional or hazardous conditions that affect the intended
function of the component of system. Things such as roof leaks,
window / wall leaks, plumbing leaks, malfunctioning AC and heating
equipment and ducting systems, structural defects, to name a few.

HOW
LONG WILL THE INSPECTION TAKE?
While each home is unique and has it's own issues that all need to
be reviewed, in some cases several times, inspection times take
approximately one hour for each 1000sft under air with an hour and
half as a minimum. Another variable is how many questions the client
has regarding issues. Note that our policy is to take as long as
needed to meet the needs of the home and individuals, within reason.
Our scheduled time between inspection appointments typically allows
ample time for each inspection with extra time when necessary.
4.
WHAT
WILL THE INSPECTION COST?
The cost of the inspection varies depending on the size and age of
the home. Additional services such as pools, are also performed for

5.
WHEN
IS PAYMENT DUE?
Payment is due at the time of the inspection unless other
arrangements are made prior to the inspection. Payment may be
delayed until closing if secured with a check for the amount of
the inspection that we will held till payment is made or the real
estate contract is cancelled. Please see "home inspection

WHAT
FORM(S) OF PAYMENT DO YOU ACCEPT?

IS
THE INSPECTION GUARANTEED?
No, however the performance of the inspector is guaranteed to meet
the ASHI Standards: PLEASE SEE "GUARANTEE
OF INSPECTOR PERFORMANCE" AND "HOME
INSPECTION AGREEMENT / CONTRACT"
8. WHAT
IS INCLUDED IN THE REPORT?
The report includes a detailed clear concise description of all
major components and systems and their observable defects as governed
by the ASHI Standards of practice. PLEASE SEE "SAMPLE

9.
HOW
LONG BEFORE I GET THE REPORT?
The report, in most cases, is written the following morning and
e-mailed typically before 9AM, along with an e-mail containing the
inspection photos.
10.
IF
THERE ARE DEFECTS DISCOVERED WITH THE HOME, DOES THAT MEAN THE
SELLER WOULD NEED TO HAVE THEM REPAIRED? HOW CAN I BE SURE THE
REPAIRS WERE MADE AND DONE PROPERLY?
The report represents the condition of the home, within limits of
visual inspecting. Your Real Estate Contract, between you and the
home owner, typically have agreements as how defects will be
addressed, and by whom. Your Realtor or Real Estate Attorney can
better explain what those agreements are and help in implementation
of those agreements. We do offer a service to verify work was

11.
IS
THE REPORT TRANSFERRABLE?
No. The inspection and report is a service, not a product, for this
one time use of our client, and anyone the client deems needing to
use it on the clients behalf, regarding the purchase or sale of the
